Description
Hennepin County is seeking a Senior Commercial Appraiser with a passion for complex property valuation. This position will estimate market value and set classifications on apartment real estate throughout Hennepin County for tax purposes. Senior Commercial Appraisers require the ability to complete individual property tax appraisals and to be knowledgeable and experienced in mass appraisal processes.

For more information visit employee referral program.Location and hours:This position is hybrid and will be performed at various Hennepin County locations and remote as job duties require. Work hours are flexible, but standard business hours are Monday through Friday, 8 a.m. - 4:30 p.m. While this position is designated as hybrid, based on current requirements hires must reside in or relocate to Minnesota or Wisconsin. New employees who are hired into remote or hybrid positions between January 2, 2022, to December 31, 2024, will receive $500 toward the cost of establishing consistent internet connectivity, payable upon completion of 6 months of employment.

In this position, you will:
· Participate in mass apartment appraisals by viewing and recording physical characteristics of buildings and land.
· Verify and analyze sales, leases, and various other business and real estate documents.
· Prepare appraisals for apartment properties for reevaluations, abatements, review boards, assessment cycle, and tax court petitions using three traditional approaches to valuation.
· Meet with attorneys and taxpayers to discuss and prepare court testimony.
· Respond to taxpayers' questions and inquiries regarding assessment laws and procedures, valuation inquiries, and apartment appraisal practices.
Need to have:
· One of the following:
o Four or more years of real estate appraisal or assessment experience.
o Bachelor's degree or higher in real estate or closely related field and two or more years of real estate appraisal or assessment experience.
· Certified Minnesota Assessor (CMA) certification from the Minnesota State Board of Assessors is required within two years of employment. As a condition of continued employment, persons with a CMA certification must obtain licensure as an Accredited Minnesota Assessor (AMA) within five years from the date of license as a CMA in Minnesota.
· A valid driver's license, access to reliable transportation available for travel within the metro area, and the ability to obtain a Hennepin County's drivers permit.
· Ability to:
o Travel around Hennepin County to conduct field work and attend meetings.
o Make physical measurements of real property and walk on uneven terrain and climb stairs in order to view physical or structural features of properties.
Nice to have:
· Experience:
o Inspecting and conducting mass appraisal valuations of apartments, commercial, industrial, and specialty-use real estate.
o Completing individual written appraisals for various levels of informal and formal valuation appeals.
o Verifying commercial, industrial, and apartment sales.
o Applying Minnesota assessment procedures.
· Ability to:
o Prioritize and manage multiple projects simultaneously.
o Develop and maintain good working relationships with municipal and county staff and the general public.
o Effectively communicate both verbally and in writing.
